What we pay attention to in North Waikato
North Waikato has a mix of older country homes, lifestyle blocks and newer subdivisions. A property's age, construction and condition matter more than its location, and every inspection is assessed on the individual property.
Rural and lifestyle properties
We check drainage and wastewater, roofing, water supply, moisture entry points and alterations that may need documentation.Older homes
We look closely at timber condition, subfloors, ventilation, roof and drainage condition, general cladding condition and plumbing that is known to fail in some homes of that age.Newer subdivisions
We pay attention to moisture around windows, decks and roof junctions, drainage and surface-water management, and any signs of moisture damage.Ground and foundations
We check foundations and slab or subfloor condition, and look for signs of movement or past repairs.We look at cladding as part of our general visual inspection. We do not carry out weathertightness assessments.
