Pre-purchase building inspections in Auckland

Buying a property is one of the biggest decisions you will make. A pre-purchase inspection tells you the condition of the building before you are committed, so you can negotiate with confidence or walk away.

What a pre-purchase inspection covers

• Significant defects and building concerns
• Maintenance needs, and what should be done first
• Areas that may need a specialist, such as an engineer, plumber or electrician
• Thermal imaging, used as standard on a Standard House Inspection

Inspections are carried out to NZS 4306. You get a plain-English report with clear photos, and a phone call to talk you through the results.

How to check a house before you buy

Nothing replaces an independent inspection, but there are a few things you can look at yourself at a viewing:

• Open the wardrobes. Back walls and corners get little air, so damp and mould often show there first.
• Use your nose. A musty smell in a bedroom, wardrobe or under the sink often means moisture. Ask about it, then have it tested.
• Look at cracks. Fine hairlines in paint or plaster are often normal settling. Wider or growing cracks, or doors that stick, deserve a closer look.
• Look up. The roof and flashings are where water gets in.
• Check decks and balustrades. Safety first.

None of these prove a problem on their own. That is what the inspection is for.
