What we pay attention to in Waiuku, Glenbrook, Tuakau and Clarks Beach

This part of South Auckland and the northern Waikato border has older country homes, coastal and holiday properties, lifestyle blocks and newer builds. Whether you call it a building inspection, house inspection or home inspection, we assess the individual property, not just the area it sits in.

Coastal and lifestyle properties

We check the roof, exterior cladding condition, joinery and decks, plus drainage, wastewater and water supply on properties that are not on town services.

Older homes

We look closely at timber condition, subfloors, ventilation, roof and drainage condition, general cladding condition and plumbing that is known to fail in some homes of that age.

Newer builds

We look for visible defects and signs of moisture around windows, decks and roof junctions. A visual inspection is not a code compliance certificate or council sign-off.

Alterations and additions

We note alterations, decks and extensions that may need documentation, and flag anything you may want to check with the council or a specialist.
We look at cladding as part of our general visual inspection. We do not carry out weathertightness assessments.

Healthy Homes inspections

A check against key Healthy Homes requirements for landlords. From $150 + GST.

Maintenance inspections

A practical look at what needs attention and in what order. From $400 + GST.

How much does an inspection cost?

A Standard House Inspection starts from $550 + GST and includes thermal imaging. A Small House Inspection (up to 100 m²) starts from $350 + GST, and a Healthy Homes inspection from $150 + GST.
